1. Improper Surface Preparation (The #1 Culprit)
Most coating failures occur because the concrete was not mechanically ground before installation. A coating cannot bond to smooth, dirty, or sealed concrete. Acid etching, the method recommended by most DIY kits, is insufficient. It fails to open the concrete pores deeply enough and often leaves an acidic residue that acts as a bond breaker. If the concrete is not mechanically diamond-ground to a CSP 2 or 3, the coating will inevitably fail.
2. Moisture Vapor Transmission (MVT)
Concrete acts like a hard sponge. In areas with high water tables or heavy snowmelt, moisture vapor pushes up through the slab from the soil below. If a coating is applied without a proper moisture-mitigating primer, this hydrostatic pressure will build up under the coating, causing it to blister and blow off the floor.
3. Temperature Fluctuations
The Mountain West is known for rapid temperature swings. Traditional, rigid epoxy cannot handle the expansion and contraction of the concrete slab during freeze-thaw cycles. Freeze-thaw cycles can cause existing concrete cracks to expand over time. Over time, the rigid epoxy cracks and delaminates. This is why flexible polyaspartic coatings are essential for this climate.
4. Inferior Material Quality
Water-based epoxy kits sold at big-box stores are typically only 40% to 50% solids. This means half the product evaporates during the curing process, leaving a paper-thin shell that is easily damaged by hot tires and dropping tools. Professional installations use 100% solids industrial materials for a thick, durable build.
